Open all year round, Rowlands Cottage is set all on one level except for one step, 6 inches high leading from the kitchen and lounge areas to the bathroom and bedroom areas. The cottage is well equipped with all the essentials for a relaxing holiday.

The nearest Towns are Ashbourne 8 miles, Leek 11 miles and Buxton 12 miles. The nearest train stations are at Buxton, Derby and Stoke on Trent. If using Sat Nav our post code DE6 2GE will get you within yards of our door – we have tested this.

Arrival & Car Parking Facilities
The drive has a flat gravel surface and there is ample car parking along side the cottage or under cover to the side.
The entrance to the patio area has one step that is 3 ¼ inches high, and a gate 39 inches wide. The Limestone path leading to the front door is 25 inches wide. There are outside security lights.

Main Entrance
The entrance door to Rowlands Cottage opens inwards to the right and is 33 inches wide. There is a step 61/4 inches high and 10 inches deep.

Living Accommodation
Heating is provided by an oil fired combi boiler to radiators and the cottage is fitted with a carbon monoxide alarm.
All doors within Rowlands Cottage are 33 inches wide. There is short pile carpet throughout the cottage except for the kitchen and bathroom which have glazed tiles.
The living accommodation is open plan; the lounge area has wall lights, one double sofa and one easy chair – both with arms and cushions. The coffee table is moveable and is 18 inches high, 18 inches wide and 36 inches long. There is TV, Sky and DVD – all remote control and a radio / CD player. We aim to have digital TV fitted as it becomes available in this area.
The dining area has a round table, 36 inches diameter, 30 inches high and wooden chairs to suit.
The kitchen is large and open plan with the lounge. It features flush lighting and fully fitted units with a work top height of 36 inches. The sink is fitted with mixer taps and has cupboards beneath. Cooking is all electric, the hob features 4 burners and the built in oven is below with a drop down door. A free standing microwave is on top of the worktop area. A freestanding fridge / freezer is to one side.

The bedroom door is 33 inches wide with a handle 48 inches from the floor. There are two single beds each with slatted bases with mattresses. There is a light beside each and one centre light. The pillows and quilts are non-allergenic.
Sheets, duvet and pillow cases are cotton or polyester.
The beds are moveable if you require further room to get around them and the distance between the foot of the beds to the wall is 25 inches.

Shower room & WC
The shower room consists of shower, wash basin and toilet which is of standard size and has 15 inches of space to the right and 20 inches of space to the right. The shower cubical is 38 X 30 inches with a door opening of 30 inches.

Grounds and Gardens
There is a stone paved patio area with a table and two chairs. The outside security lighting provides illumination for the evenings.

There is a separate laundry room outside of the cottage. This has a door 32 inches wide, with a single step 6 ½ inches high. Door handle and keyhole are do inches from ground level.
The floor has glazed tiles and there is a standard size front loading washing machine and a tumble dryer, also front loading. There is a Belfast sink, 36 inches high 18 inches wide, with a cold water top 7 inches high over the top.
An outside washing line is 15 yards from the laundry room.

Storage Facilities
There is ample under cover storage space adjacent to Rowlands Cottage and the Laundry room doubles up as a secure room to store bikes.

Rowlands Cottage does not have a telephone fitted and due to its’ location there is a limited mobile telephone signal.
99% of lights are fitted with energy saving bulbs and recycling bins are available.
